What to expect, written down
Letting someone into your home is the hard part. So here is how we handle every situation that comes up: the guarantee, the money, the keys, the pets, the rooms we can't get to, and the things we won't touch. No fine print.

Our guarantee
What every clean includes is published on this site before you book. If anything about your clean isn't right, tell us within 24 hours of the visit and we come back and fix it at no charge.
Reporting it is easy: email or text us and tell us which room. No forms and no argument — we schedule the return visit.
The guarantee covers the work we did. An area we couldn't get to — a room in use, a surface under your things — isn't a callback, and you'll have heard about it from us before the bill. How that works.
One return visit is the remedy the guarantee promises, and it's almost always enough. If you're still not happy after we've come back, whether we return again is our call, made in good faith. Either way, the return visit is us honoring the guarantee: the bill is due in full, and the late-payment clock in the Payment section starts running again.
After 24 hours with nothing reported, the cleaning is considered accepted, and payment is due in full. A concern raised after that point doesn't reopen the visit or the bill — which is exactly why we make the first 24 hours so easy.
One exception: a custom arrangement agreed in writing can change what the guarantee covers — including the return visit itself.
Cancellations and rescheduling
Life moves. Move or skip a visit free with 24 hours' notice, as many times as you need. It never costs you your recurring rate.
Inside 24 hours, 50% of that visit's quoted price applies. That isn't a penalty for its own sake: a slot that opens up the night before almost never gets refilled, so the time is simply lost. It goes on your next invoice.
If there's no next visit, the fee goes to the card you saved when you booked, and we email you the amount first. You're welcome back any time at one-time pricing.
Three late cancellations in six months and we'll move you to a longer interval, so the price matches how often we're actually cleaning.
Cancel or pause whenever. There's no contract, no notice period and no fee for stopping. Recurring pricing simply stops applying to future visits.
One exception, and we'd rather you hear it now than later: the recurring discount is earned over your first two standard visits. If you stop before the second one, we bill the difference between the recurring rate and the one-time rate on the visit you had ($26 on a 3 bed / 2 bath). That's it, once, and never on a visit past the second. We email you the number first and give you three days to say you'd rather just book the next clean.
If we're the ones who have to reschedule you, your next visit is discounted. The rule cuts both ways.
Payment
Payment is due the same day as your cleaning, on completion, after you've had a chance to look around. We accept cash, check, Zelle, Venmo, Apple Pay, and card. If you'd rather pay ahead, the booking form offers an online payment through Stripe.
Booking online holds the visit with a card on file, unless we’ve arranged otherwise with you directly. Nothing is charged when you book, and nothing is ever charged on a schedule. The card can be charged for four things, and we email you before any of them: the cleaning itself if the bill is still unpaid 24 hours after the visit; a late-cancellation or lockout fee; a clean you ask us to put on it; and, on a recurring schedule only, the earned-discount difference described above. You authorize this by ticking the box at the last step of the booking form, we store the exact wording you agreed to, and you can have the card removed at any time by emailing us. Card numbers are held by Stripe, not by us. Paying online at booking instead saves no card.
Paying online when you book takes 5% off the total. That is the only thing it changes. Everything else stays as written here: cancel or move the visit with 24 hours' notice and we refund it in full, and inside 24 hours we refund everything except the 50% late-cancellation fee. Refunds go back to the card you paid with, and we send them the same day we agree them. The 5% is for one-time cleans; a recurring schedule is already discounted for the standing slot.
Recurring clients pay per visit. There's no package to buy up front and no contract to sign.
No deposit on standard cleans. Deep cleans and move-outs over $400 may need a 25% deposit to hold the date, and it comes straight off the final total.
If payment hasn't arrived within 24 hours after the cleaning, the bill is past due and a late charge of $25 per day is added, up to a maximum of 30% of the original bill. At that point we may charge the bill to the card you saved when you booked. We email you first, every time, and never before that 24 hours is up. A bill that stays unpaid and has no card behind it may be sent to collections, and collection costs are added to it.
If we have to take an unpaid bill to small claims court and the court rules in our favor, you agree to pay our court costs on top of what you owe — the filing fee and the cost of serving you the papers included.
One thing pauses that clock: a problem reported within the 24-hour guarantee window. If you've told us something isn't right, no late charge accrues until we've made the return visit. Once we've come back, the bill is due and the clock resumes.
Custom arrangements
Occasionally we agree to a job that isn't on the menu: a fixed budget, a fixed block of time, a scope we've tailored together. When we do, the arrangement we confirmed in writing — text or email counts — is the deal, and where it differs from these policies, the written arrangement wins. That can include the visit minimum, the published prices, and the guarantee.
A budget-capped or time-capped visit buys our best work, in your priority order, for the time the budget covers — not a finished home. When the time is up, the visit is complete and the bill is due as agreed. Anything we didn't reach isn't covered by the guarantee, and unless the written arrangement says otherwise, a capped visit doesn't come with the free return visit: at that price, the time itself is what's for sale.

Arrival windows
We confirm a two-hour arrival window with you the day before, and we text when we're on the way.
If we're running behind the home before yours, you hear about it from us before you notice it. You should never be standing at a window wondering.
How long a visit takes
A standard clean typically runs 2 to 4 hours, and a deep clean typically runs 5 to 6 hours, depending on the size and condition of the home. We price by the job, not the hour, so none of this changes what you owe — the price we confirmed is the price whether the visit runs short or long.
Occasionally a visit runs past the typical window, and once in a while it doesn't finish everything on the published scope in that time. When that happens, we stop at a natural point rather than mid-task, tell you what's left, and pick it up on your next scheduled visit instead of turning it into an unplanned all-day job. It works the same way as a room we couldn't get to: it isn't a callback, and you'll hear about it from us before you find out on your own.
If it was a one-time clean, a standard cleaning afterward is usually all it takes to finish up what's left — just book it like you would any other visit.
Access
You don't need to be home. Plenty of clients are at work while we clean.
Door codes, lockboxes, a key left with a neighbor, or letting us in yourself: all fine. Whatever you choose, we write it down and confirm it back to you so there's no confusion about how we get in or how we lock up.
If the code doesn't work or the key isn't where it should be, we'll call and text and wait 15 minutes. If we still can't reach you, we have to move on to the next home, and the visit is treated as a late cancellation. Tell us about a new gate code or a dog in the yard and this never comes up.
What we use
We bring everything: professional-grade products, a commercial vacuum, and a color-coded microfiber system so a cloth that touched a bathroom never touches your kitchen.
If you have a product you'd rather we use, leave it out and tell us. If someone in the home is sensitive to fragrance, say so and we'll adjust what we bring. Both of those are free and always will be — you never have to buy an upgrade to be accommodated.
Separately, we offer a paid option: a full swap to a plant-based, fragrance-free line for the whole visit, $55. That is a different thing from the accommodation above, and it exists for people who want it across every surface rather than avoided on a few. Our normal products are professional-grade and used to label directions; the swap is a preference, not a safety fix.
Pets
Pets are welcome to stay home. Tell us their names and where they'll be, and we'll work around them.
Shedding pets add $25–40 to a standard clean, because pet hair genuinely adds time; it comes off baseboards and upholstery slower than dust does. A move-out clean includes the pet-hair work at no extra charge; on a deep clean it is a priced add-on.
What we don't do
Some jobs need a different trade, different equipment, or a different kind of coverage than a house cleaner has. We turn these down rather than do them badly:
- Biohazard cleanup
- Hoarding conditions
- Exterior windows
- Moving heavy furniture

Before we arrive
You don't have to clean before the cleaners come, and a lived-in house is the normal case. These few minutes just buy you a better result, because our time goes to scrubbing instead of working around things:
- Pick clothes and toys up off the floors
- Clear kitchen counters — a loaded counter gets cleaned around, not cleared for you
- Put valuables and important papers away
- Point out anything fragile. We'd rather dust around it than risk it
A text the night before is plenty. No list required. If something won't be clear, or a room will be in use, tell us and we'll plan around it.
Rooms and surfaces we can't get to
We clean what we can reach. A room somebody is using, or a surface under your things, gets cleaned around — and the price doesn't change. A visit buys a crew, a drive and a block of time, and all three happen whether or not every room was free.
Your belongings stay yours. A cleaner may lift something small and light to clean under it and put it back exactly where it was, the way we move dishes aside to clean a sink and set them back. That's their judgement, not a promise: anything fragile, valuable, personal, or simply not ours to handle gets left where it is and cleaned around. We never put things away, sort them, stack them, or move them to another room.
If a room is in use when we get to it, we'll ask once whether it's a good time, carry on elsewhere, and try again before we leave. If it's still in use at the end of the visit we skip it, write it on your sheet, and tell you — you'll never find out from the invoice.
None of this has to happen. Tell us in advance which rooms to skip or work around: the booking form asks, and a text the morning of is plenty.
Staining and buildup that predates the visit
Dirt comes off. Some things that look like dirt don't — grout that's absorbed color over years, hard-water etching on glass or fixtures, and window tracks or aluminum with grime baked into the surface over time. We work every one of those as hard as anything else on the list, and most of it lifts. What's left after a real effort isn't a sign we didn't try; it's staining or wear that's become part of the surface, not dirt sitting on top of it.
We'll tell you if we hit that point on something — you'll hear "this is as far as it comes" from us, not silence. It isn't covered by the guarantee, the same way a room we couldn't reach isn't: we did the work, and the result is the ceiling of what cleaning — not resurfacing, resealing, or replacement — can do.
Damage and breakage
We're careful, and we work slowly around anything that looks like it matters. Still, we're moving through a home with cloths and a vacuum, and accidents are possible.
If we break something, you hear it from us that day, before you find it. We tell you exactly what happened and we make it right, whether that's a replacement or taking it off the bill. What we won't do is stay quiet and hope you don't notice.
If you believe we damaged something and we haven't already told you, report it within 24 hours of the visit so we can look at it while the facts are fresh. We repair, replace, or credit up to a reasonable value for the item. We aren't responsible for damage that existed before we arrived, or for fragile, unstable, or irreplaceable items we weren't told about — point those out before we start and we'll work around them.
If we have to stop
Rarely, a visit can't safely continue: an unsafe condition in the home, a biohazard or pest infestation we weren't told about, or a cleaner being mistreated. In those cases we can pause or end the visit.
If that happens, we tell you immediately and explain why. Work already completed is billed, and a visit we have to end for one of these reasons is treated as a late cancellation. Telling us about anything unusual before we arrive is all it takes to avoid this.
Photos
We may photograph work areas before and after cleaning. They document the condition we found and the work we did.
Privacy
This site uses the Meta (Facebook) Pixel, Google Analytics and Google Ads conversion tracking to measure how our advertising performs and which pages bring people to us. They set cookies and share limited browsing data with Meta and Google: which pages you visited, whether a booking request was sent, and if you paid online, the amount. If you send a request, Meta also receives a hashed (scrambled) copy of the contact details you entered, which it can only use to recognize an existing Meta account and credit the ad that brought you; it cannot read the details themselves. We do not send your contact details to Google. Your browser also keeps a note of how you first found us (a search, an ad, a link). When you open the site we send ourselves a notification with your approximate location, worked out from your IP address and accurate only to the city or town, along with the page you landed on and how you found us. As you read, that notification is updated with which pages you looked at and roughly how long you spent on each, counting only the time the tab was actually in front of you. If you start the booking form it also shows what you have entered — the service, the size of your home, how often, your city, any extras, the price we quoted, and anything you type into the form itself, including your name, phone number, email, street address, the dates and arrival window you picked, and any access notes — and it shows them as you type, along with how far through the form you got, even if you never send the request. It goes to a private staff channel so we know someone is looking and what they were interested in, we do not keep your IP address, and none of it is linked to your name unless you type it in or go on to book. You can limit ad cookies in your browser settings, with an ad blocker, or at facebook.com/adpreferences. Beyond what is described here, this site has no other analytics.
Everything else it collects is what you type into the booking request form, which goes straight to our inbox, nowhere else. Whether it arrives by form or email, we use your name, address and contact details for one thing: scheduling and quoting your cleaning. If you start the booking form and enter your email but never send it, we keep what you entered so we can follow up about that request, and that is the only thing we use it for. We don't sell your details or add you to a list, and beyond the ad measurement described above we don't share them. Card numbers never touch our site; online payments and saved cards are handled by Stripe on their own pages. Photos taken at a visit are covered in the Photos section above.
