What it is

What a standard clean is for

A standard clean assumes the home is already in reasonable shape and our job is to hold the line. We work the same route every visit (top down, dry before wet, bathrooms last), so nothing gets missed on a busy day and the result doesn't change depending on who shows up.

For a 3 bed / 2 bath home a standard clean takes 2 to 2.5 hrs. We don't bill by the hour, so a faster visit costs you the same as a slow one. What you're paying for is the checklist below, finished and walked through.

Homes that have never been professionally cleaned, or that haven't been cleaned in a while, aren't a fit for this price. Built-up soap film, greasy cabinet fronts, and dust on fan blades take time that a maintenance visit doesn't include. That's what the deep clean is for, and it's why we usually recommend one as the first visit. More on that below.

What a standard clean doesn't cover

You'll see the full scope of your clean as you build it on the booking page, and we walk the finished home with you when we're done. If something isn't right, tell us within 24 hours and we fix it free. These are the jobs a standard clean leaves out, with what each costs to add.

What's not included in a standard clean

Inside the oven ($40), inside the fridge ($40), inside cabinets ($60), interior windows ($10 per window), window sills ($25), ceiling fans ($25), sliding glass doors ($30), wall spot-cleaning ($60), laundry ($25/load), dishes ($20), garage cleaning ($125). Baseboard detailing beyond a wipe isn't sold separately; it comes included in a deep clean. Inside cabinets, the sliding glass door, wall spot-cleaning and the pet-hair work come included on a move-out clean; the oven, the fridge and interior windows are priced on every service. A deep clean and a move-out dust ceiling fans, window sills and blinds free — the prices here buy washing them. Never included at any price: exterior windows, carpet shampooing or stain extraction, mold remediation, hoarding conditions, moving heavy furniture, chandeliers and fragile fixtures. Published for everyone, quoted in writing, confirmed before any work starts. The more often we come, the less each visit costs, because a home we saw two weeks ago takes less work than one we saw two months ago.

$110 minimum on one-time visits. Drive time, setup and teardown cost us the same whether the job is big or small. Recurring clients in our smallest homes fall below that minimum. That's the point of a schedule.

Choosing a frequency

Why biweekly is the sweet spot

Two weeks is about how long a lived-in home holds a clean. Dust on hard surfaces is still light, soap film on the shower glass hasn't set yet, and the kitchen floor hasn't built a layer. We can work fast because there's nothing to fight, and you get the 15% recurring discount for it. For a 3 bed / 2 bath that's $149 instead of $175.

Every 4 weeks saves 8% and works for smaller households, empty nesters, and homes without pets or young kids. Be aware that a month is long enough for shower glass to start hazing and for bathroom grout to darken, so a monthly home usually needs a deep clean refresh once a year.

Weekly saves 20% and makes sense for busy families, homes with two or more shedding pets, or anyone who wants the house to simply never be dirty. It's the cheapest per-visit rate we publish, and weekly homes are the fastest to clean.

One-time is the full rate with no discount, and it's the right call for a specific reason: company coming, a landlord inspection, a week you're hosting. There's no contract on any frequency, so plenty of people start one-time and switch to a schedule after seeing the difference.

The recurring rate is earned over your first two standard visits. Stop before the second one and we bill the difference between the recurring and one-time rates on the visit you had ($26 on a 3 bed / 2 bath), once. It's the only thing on this site that can be billed after you've stopped, so we'd rather say it here than leave it in the fine print. From your second standard visit on, nothing is ever billed back.

Most first cleans are deep cleans

Standard pricing assumes a home that's already being maintained. If yours hasn't been professionally cleaned in a while, we recommend one deep clean first to reset the baseline: full baseboard detail, fans and fixtures, door frames, window sills and tracks, cabinet fronts degreased, hard-water treatment on the shower glass. For a 3 bed / 2 bath that's $245 once, then $149 every visit after. It's a recommendation, not a requirement; if the home is already in good shape, we start with a standard clean at the standard rate.

FAQ

Standard clean questions

How long does a standard clean take?

About 2 to 2.5 hrs for a 3 bed / 2 bath, once we're on a schedule with you. A 1 bed apartment is usually around 1.5, a 5 bed home closer to 3.5. First visits run longer because they're deep cleans. Since we bill a flat rate and not by the hour, the time only matters for planning your day, not your price.

Do I need to be home?

No, and most recurring clients aren't. People leave a door code, a garage code, or a key arrangement, and we text when we arrive and when we finish. You can do the final walkthrough in person or by photo either way. If you'd rather be there for the first visit and hand off after that, that's the most common pattern.

What if I need to skip a week?

Just tell us at least 24 hours ahead. A skip with that much notice costs nothing and doesn't lose you your recurring rate; one skip in a while is normal. Inside 24 hours it's a late cancellation instead, and 50% of that visit goes on your next invoice, because the slot won't refill that late. If you're skipping repeatedly, we'll suggest moving you to a longer interval so the price matches the work: a home we see every six weeks at a biweekly rate isn't fair to us, and it usually means the clean feels worse to you too. Can I change frequency later?

Yes, any time, with no fee and no contract. Move from biweekly to weekly before the holidays and back after, or drop to every four weeks in a slow season. Your rate changes to the published price for the new frequency starting with the next visit. Pausing and cancelling cost nothing. There's no contract or notice period; recurring pricing just stops applying going forward. The one exception is the first two visits: the recurring discount is earned over your first two standard cleans, so stopping before the second one means we bill the difference between the two rates on the visit you had ($26 on a 3 bed / 2 bath), once. If more than 8 weeks pass between visits, the first one back needs to be a deep clean again, because the buildup has had time to return. We'll say so before we book it, not after.

Do you bring supplies?

Everything: commercial vacuum, professional products, and a color-coded microfiber system so a cloth that touched a toilet never touches your counter. If you want us to use a specific product of yours, leave it on the counter and tell us.
