How our pricing works
Flat rates, in writing, confirmed before we start
Every clean is priced by the home, not by the hour. You tell us the bedrooms, the bathrooms and the city; we send the number in writing within two hours; we confirm that same number at your door before anyone picks up a cloth.
Once it's confirmed, it doesn't change. Not if the job runs long, not if a bathroom is worse than we expected, not if we bring a second person. The only things that ever move a price are the published add-ons below, and we tell you about those before we start.

The price list
Standard cleans, deep cleans and move-outs
Prices are per visit and include all products and equipment. Homes over 3,200 square feet get a custom quote, because the tables stop being fair past that size.
Standard clean: recurring maintenance

Floor grout is the tiled floor, priced per room and done with a steam tool. The grout in a deep clean at no extra charge is the kitchen backsplash and the shower and tub surround. Either way we scrub grout, we don’t resurface or seal it — grout that was never sealed or has stained over years may not return to its original colour.
Basement cleaning covers an unfinished basement — the floor, the stairs, cobwebs, and exposed surfaces and shelving. A finished basement with living space down there is priced as extra rooms, not as this add-on.
We don’t do mold remediation at any price. If there is mold behind a wall, under flooring or in a vent, we stop, tell you, and you bring in someone licensed for it. Blinds and shutters are dusted and wiped in place; heavy drapes need laundering, which we don’t do.
Baseboards are wiped at no charge on every recurring visit, and on every deep and move-out clean. On a one-time standard clean they're a $30 add-on. Scrubbing built-up grime out of the profile is deeper work, and it comes included in a deep clean. Inside the microwave works the same way: free on every recurring visit and on every deep and move-out clean, a $20 add-on on a one-time standard clean.
These prices apply to any service. A move-out clean already does inside the cabinets, the microwave, ceiling fans, baseboards, the sliding glass door, wall spot-cleaning and the extra work shedding pets create, so you are not charged for those on top. Inside the oven, inside the fridge and interior window cleaning are priced add-ons on every service, move-out included. A deep clean bundles baseboards, the kitchen detail and the microwave; everything else here is priced, so you pay for the ones you actually want.
Dusted or washed? A deep clean and a move-out dust ceiling fans, window sills and blinds as part of the job, at no charge. The prices above buy the wipe or the wash on top of that — which is what the labels mean by “washed” and “wiped”.
When you don't need the whole house
Focused areas, and the 2-hour clean
Two ways to book something smaller than a full home. Both are one-time visits, both are flat-priced, and the $110 visit minimum applies to both.

A focused visit costs more per room than the same room inside a whole-home clean, and that is not a mistake. The drive, the setup and the teardown are identical whether we clean one bathroom or your entire house, so a single room has to carry all of it by itself. Inside a standard clean those costs are spread across every room we touch.
Which means: past a couple of rooms, a standard clean is usually cheaper. The kitchen and two bathrooms comes to $245 as a focused visit; a whole 3 bed / 2 bath home is $175 as a standard clean, kitchen and living room included. We would rather you knew that here than found it out afterwards, so the booking form does the comparison for you and offers to switch.
2-Hour Custom Clean — $200
One flat price. You give us the priority list, we work it in order for two hours, and the number never moves — whether we get through everything or not, you pay $200. It is not a whole-home clean, and a home that is heavily soiled or simply large needs a deep clean instead.
This is a fixed price for a fixed visit, not an hourly rate. Nothing about the clock changes what you owe, which is the whole point — see below.
Two rules worth knowing
The visit minimum, and a note about first cleans
Most clients start with a deep clean
Standard rates assume a home that's already being maintained. If yours hasn't been professionally cleaned recently, we recommend starting with a deep clean to reset the baseline: film on the shower glass, dust on the fan blades, grime along the baseboards. It's a recommendation, not a requirement. If the home is already in good shape, we start with a standard clean at the standard rate.
$110 minimum on one-time visits
Drive time, setup and teardown cost the same whether the job is big or small, so no one-time visit is priced under $110. A single small room — just the dining room, say — is $110 rather than its $45 room price. Two bathrooms on their own is $150 at the focused-area rates, and we'll be out within the hour. Recurring rates for the smallest homes fall below $110 in the table above. That's intentional. Those visits are short and predictable, so the floor doesn't apply to them.

Travel is added once per visit and stated in your written quote. It is never added after the job.

Four questions, then a number
The booking form asks exactly four things. It takes about a minute.
- How many bedrooms and bathrooms? That picks your row in the table above. Half baths count as half a bathroom, so a 3bd/2.5ba is quoted as a 3bd/2ba unless the half bath is unusually rough.
- When was it last professionally cleaned? This tells us whether to recommend a deep clean first or go straight to standard visits.
- Any pets, and do they shed? Shedding pets add $25–40 to a standard clean because pet hair adds real time; a move-out already includes it, and on a deep clean it's a priced add-on. Non-shedding pets add nothing.
- One-time or recurring? Recurring is where the discount lives: 8%, 15% or 20% off depending on how often we come.
Why a big job gets a range first
Two homes with the same bedroom count can be an hour apart in real work. The booking form prices your size instantly, but for a home we haven't seen we may follow up with a tight range, usually within $20, and a written quote inside two hours.
The exact number gets confirmed at your door, before any work starts. We walk the home with you, point out anything that pushes it to the top of the range, and you say yes or no while everything is still in the van. Nothing gets billed that you haven't agreed to standing there.
For deep cleans and move-outs over $250 we ask for a quick 10-minute walkthrough or a few photos first, so the number in writing is already the final number.
Flat-rate billing
Why we price by the job, not the hour
An hourly rate is a bad deal for you in two ways.
First, it punishes speed. If we get better at your home (learn where the hard water builds up, which floor takes two passes), an hourly bill would drop, so an hourly cleaner has no reason to get faster. Flat rate means getting good at your house costs you nothing and saves us time. Our incentives point the same direction as yours.
Second, an hourly rate hands you an unknown final bill. You don't find out what a clean costs until it's already done and someone is standing in your kitchen with a total. With a flat rate you know the number before we touch anything, and it's the same number on the invoice.
The trade is that we have to quote carefully, which is why we ask those four questions and confirm at the door. That's our problem to solve, not yours.
The 2-Hour Custom Clean is not an exception to this. It is a flat $200 for a two-hour visit — a fixed price for a bounded job, not a rate multiplied by time. The clock decides how much we get through; it never decides what you owe. If we finish your list in ninety minutes it is still $200, and if we don't finish it, it is still $200. What you never get from us is a bill you couldn't have worked out in advance.
