How our pricing works
Flat rates, in writing, confirmed before we start
Every clean is priced by the home, not by the hour. You tell us the bedrooms, the bathrooms and the city; we send the number in writing within two hours; we confirm that same number at your door before anyone picks up a cloth.
Once it's confirmed, it doesn't change. Not if the job runs long, not if a bathroom is worse than we expected, not if we bring a second person. The only things that ever move a price are the published add-ons below, and we tell you about those before we start — never after.

Standard cleans, deep cleans and move-outs
Prices are per visit and include all products and equipment. Homes over 3,200 square feet get a custom quote — the tables stop being fair past that size.

Baseboards are wiped in every standard clean at no charge. Scrubbing built-up grime out of the profile is deeper work, and it comes included in a deep clean.
These prices are for a standard clean. A deep clean and a move-out clean already do the inside of the oven, inside the cabinets, window sills, ceiling fans, interior windows, the sliding glass door, wall spot-cleaning and the extra work shedding pets create — you are not charged for those on top. Inside the fridge is included in a move-out clean only.
Two rules worth knowing
The first-clean rule and the visit minimum
Your first clean with us is a deep clean
Standard rates assume an already-maintained home. A first visit never is — there's film on the shower glass, dust on the fan blades, grime along the baseboards. So the first clean is a deep clean, which makes every standard visit after it fast, consistent and fairly priced for both of us. If you'd rather not, we can do a first standard clean at the standard rate plus 50%.
$110 minimum on one-time visits
Drive time, setup and teardown cost the same whether the job is big or small, so no one-time visit is priced under $110. If you only want the two bathrooms done, that's $110 and we'll be out within the hour. Recurring rates for the smallest homes fall below $110 in the table above — that's intentional. Those visits are short and predictable, so the floor doesn't apply to them.

Travel is added once per visit and stated in your written quote. It is never added after the job.

Four questions, then a number
The booking form asks exactly four things. It takes about a minute.
- How many bedrooms and bathrooms? That picks your row in the table above. Half baths count as half a bathroom, so a 3bd/2.5ba is quoted as a 3bd/2ba unless the half bath is unusually rough.
- When was it last professionally cleaned? This decides whether you're starting with a deep clean or stepping straight into standard rates.
- Any pets, and do they shed? Shedding pets add $25–40 to a standard clean because pet hair genuinely adds time — a deep clean and a move-out already include it. Non-shedding pets add nothing.
- One-time or recurring? Recurring is where the discount lives — 8%, 15% or 20% off depending on how often we come.
Why a big job gets a range first
Two homes with the same bedroom count can be an hour apart in real work. The booking form prices your size instantly, but for a home we haven't seen we may follow up with a tight range — usually within $20 — and a written quote inside two hours.
The exact number gets confirmed at your door, before any work starts. We walk the home with you, point out anything that pushes it to the top of the range, and you say yes or no while everything is still in the van. Nothing gets billed that you haven't agreed to standing there.
For deep cleans and move-outs over $250 we ask for a quick 10-minute walkthrough or a few photos first, so the number in writing is already the final number.
Flat rate, not hourly
Why we don't bill by the hour
An hourly rate is a bad deal for you in two ways.
First, it punishes speed. If we get better at your home — learn where the hard water builds up, which floor takes two passes — an hourly bill drops and there's no reason for us to get faster. Flat rate means getting good at your house costs you nothing and saves us time. Our incentives point the same direction as yours.
Second, an hourly rate hands you an unknown final bill. You don't find out what a clean costs until it's already done and someone is standing in your kitchen with a total. With a flat rate you know the number before we touch anything, and it's the same number on the invoice.
The trade is that we have to quote carefully, which is why we ask those four questions and confirm at the door. That's our problem to solve, not yours.
